Designed and built at the Olympic / Soundview Drive view terminus to the main entrance of Gig Harbor, Park Plaza is prominently placed behind the Cushman Trail Park. The classic traditional red brick building responds to character that the community of Gig Harbor desires.
We worked with Tacoma Power and City of Gig Harbor to create the Park under the Cushman power lines. The Park is part of the Cushman Trail system that starts near the Tacoma Narrows Bridge and now extends to the Purdy area. Park Plaza, by contract agreement, provides parking for trail users. The Park hosts yearly events such the Cystic Fibrous Walk.
Park Plaza is properly sited to take advantage of the Puget Sound views, with parking in the rear at a lower grade, and orienting the building parallel to the Olympic and Sound view Drive. A grand entrance plaza bridges between the two towers with a grand double stairway up from the parking level below and pedestrian entrance from the Park and brick arcades. The professional building is 95% full with half medical and half professional tenants. The BOMA efficiency (usable area to common area) is less than 12% making it very economical for the owners. Each lobby is efficient but flooded with natural light and boasts barrel vault ceilings with indirect lighting, extensive trim details with contrasting colors. Tenant spaces have the option of opening up single hung windows for natural ventilation. We located the core restrooms, mechanical chase and exit stairway in the middle, slightly to the south, to give options for one tenant to rent the entire floor or multiple tenants to entry off a common hallway connecting the core to the main lobby. We stepped the corners of building not only to break up the mass but to give tenants multiple corner offices.
Heating, ventilating and air conditioning systems are located on the roof behind the arched pediments. The conventional HVAC system is a (VAV) Variable Air Volume system with multiple zone air handlers located above the suspended ceilings.
The building’s exterior base is “Castle White” split face / ground face concrete block, the middle is red “Inca” brick with the top, a matching “Castle White” stucco cornice. Arched Curtain wall windows span the third and fourth floors to create classic contemporary element of interest.
The classic red brick building is loved by Gig Harbor residents and is a welcome prominent entrance to the City. Lease rates are one of the highest in Gig Harbor while vacancy is very low. The blend between economic discipline and classic architectural aesthetics is very successful.
